Nothing is selling!

One of the comments I hear most these days is, “Nothing is selling.” Not true, but it’s easy to see why people think that.

Some listings seem to sit on the market for months while others sell almost as soon as they hit MLS. So what’s going on?

The biggest difference usually isn’t luck. It’s strategy.

Today’s buyers have options, and they’re doing their homework. They’re comparing similar properties, watching for price reductions, and taking their time before making a decision. They’re not rushing into a purchase just because a home is available.

The homes getting the most attention usually have three things in common.

First, they’re priced for today’s market—not last year’s market or based on what the seller hopes to get.

Second, they show well. That doesn’t necessarily mean a major renovation. A clean, well-presented home with great photos and thoughtful staging can make a tremendous difference.

Finally, successful sellers are willing to adapt. They listen to feedback, respond to the market, and make adjustments when needed instead of hoping things will eventually turn around.

That doesn’t mean every home sells overnight, but the right combination of pricing, presentation, and strategy can make all the difference.

If you’re thinking about selling, don’t let the headlines convince you that nothing is moving. Buyers are still out there every day—they’re just being more selective.
